SUMMARY


I. Goal:
Acquire, manage and successfully complete work at the maximum profit level providing complete customer service emphasizing the commercial/industrial repaint market.


II. Hours:
Monday-Friday - 6:30 a.m. to 5:00 p.m.
Available when work is being completed on jobs under direct supervision.


ESSENTIAL DUTIES AND RESPONSIBILITES include the following. Other duties may be assigned.

III. Bidding/Pre-Construction:
1. Coordinate bid schedule with estimators as needed. Responsible for verifying all aspects of estimating team member.
2. Take off jobs as necessary including on-site and plans carefully considering specifications, variables and job desirability.
3. Establish and cultivate relationships with customers to provide the best possible bidding strategy for Charlotte Paint Company

4. Coordinate pricing with other Project Managers and Management to safeguard on pricing and bid the job and customer properly
5. Negotiate best possible pricing from suppliers
6. Understand timing, schedule and workload to properly price job
7. Price job based upon experience, PDCA Standards and job conditions using proven production rates where possible.
8. Ensure bid documents are properly executed in a timely manner
9. Promote and sell Charlotte Paint Company as the best responsible bid among all other bidders regardless of who was low bidder.
10. Obtain contract/purchase order on work awarded
11. Proactively build and sustain relationships with targeted clients and customers.
12. Submit projects for industry awards as appropriate
13.Establish and cultivate relationships with sub-contractors and suppliers.


IV. Project Management:
1.Coordinate job setup with estimator’s and administrative assistance
2.Complete Production Estimate Worksheet (green sheet) with benchmarks
3.Coordinate schedule with superintendent
4.Review specs and job requirements with field including job strategies, quality control and budgeted time.
5. Interact with foreman daily/as needed regarding changes in schedule of work problems to solve, material, equipment and manpower.
6. Order equipment and long lead items as needed
7. Make site visits a top priority and tool for company morale, results, customer satisfaction and identifying changes from bid conditions.
8. Invoice jobs including stored material in a timely manner
9. Follow-up with invoicing
10. Pursue Change Orders and billings
11. Track job costing
12. Communicate special pricing from suppliers to accounting
13. Coordinate job close out
14. Successfully complete projects to maximize profit and client satisfaction
15. Establish and communicate accurate budget projections for total project – self performed work and work by sub-contractors. Proactively monitor and update
16. Identify creative ways to deliver additional profit when possible
17. Communicate project guidelines
18. Develop project schedule complete with milestone dates and critical path
19. Negotiate with subcontractors
20. Review and ensure the safety plan is in place prior to starting work
21. Work with on-site superintendents to deliver highest possible quality and customer satisfaction.
22. Return all calls and emails within 24 hours

1. Participate in company sponsored training as made available
2. Computer literacy required
3. Excellent written and verbal communication skills
4. Professional and polished in appearance and speech
5. Self-motivated and punctual
6. Able to manage multiple tasks and have excellent follow up skills.
7. Proficient on computer software such as Microsoft Office products (word, excel, outlook); construction accounting; project management; project scheduling.

8. Proficient in writing, understanding and using construction contracts.
9. Safety: Key component on every project


SUPERVISORY RESPONSBILITES
This job has no supervisory responsibilities.


QUALIFICATIONS

EDUCATION and/or EXPERIENCE
Four to ten years related experience and/or training or equivalent combination of education and experience.

LANGUAGE SKILLS
Ability to read and interpret documents such as blueprints, procedure manuals and safety rules. Ability to speak effectively before groups of customers or employees of our Company.

MATHEMATICAL SKILLS
Ability to calculate figures and amounts such as costs, overhead, profit, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.


REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
