Responsibilities:

  • Generate project cost and code input sheets for the accounting department. Conduct a thorough review of the Timberline report post data entry to ensure accurate cost entries.
  • Maintain a weekly cost tracking system using cost estimate sheets, providing bi-weekly cost updates to the supervisor. Include current costs and projected profits for each project.
  • Collaborate with the project accountant in preparing monthly pay applications, setting draw dates, draw review dates, and draw submission dates. Clearly communicate expectations regarding subcontractor timeliness and accuracy in weekly job meetings.
  • Distribute construction sets of drawings to contracted subs and provide timely addenda or change bulletins. Input change bulletins into the system, tracking resulting cost or schedule changes.
  • Manage as-built drawings at the job site, including a log of changes signed by the superintendent and subcontractor.
  • Keep a history set of drawings both on-site and in the office.
  • Set up and maintain project management software and include Change Order Logs, Submittal Logs, and RFI logs in weekly reports to all owners.
  • Develop and update the job schedule for inclusion in contracts and weekly meeting minutes, ensuring accuracy and reflecting actual durations.
  • Coordinate timely submittal processing, ensuring all affected subcontractors receive appropriate submittals.
  • Review and update submittal and RFI logs, hold team members accountable for progress, and maintain an Action Items list for open items.
  • Coordinate and track RFI’s with the owner and architect, issue change orders, and monitor daily job progress and labor with the superintendent.
  • Collaborate with the superintendent to create a pre-punchlist and coordinate subcontractors for completion.
  • At substantial completion, prepare a final punchlist with the owner.
  • Compile a closeout package and O&M manuals.
  • Obtain the Final Certificate of Occupancy and address all village inspections.

Qualifications & Experience :

  • Over five (5) years of experience in construction project management, with a preference for civil and structural experience.
  • Preferably possess a four (4) year degree in construction management or civil engineering.
  • Strong proficiency in MS Office, including Outlook, Excel & Word.
  • Knowledgeable in estimating, scheduling, and quantity take-off software.
  • Excellent interpersonal and written communication skills.
  • Strong organizational skills and meticulous attention to detail are essential.
