Candidates MUST have Housing Maintenance and SUPERVISOR Experience . We can not stress enough that Candidate must also supervisor/management experience in previous employment. Ideal candidates for this role must be organized with the ability to manage employees, multiple property sites and ensure timely response for repairs to residents.

Under the direction of the Asset Management Administrator or designee, the incumbent of this position will be responsible for processing work orders, data-entry, maintain inventory controls, prepare various monthly, quarterly and annual reports, coordinating and scheduling work flow for maintenance personnel, resolving routine and complex maintenance assignments, to include day to day work orders, follow up to complaints, and other maintenance-related duties as assigned. Must have/maintain valid driver license and pass background and drug test.

  1. Maintenance Supervisor- A PROFESSIONAL who is in charge of coordinating all the installation, maintenance, and repair work at buildings or large complexes. They manage teams made up of workers who execute tasks according to their projects’ requirements. They also maintain equipment that’s relevant for each site they oversee.  Inventory tracking. 
  2. Inspecting facilities periodically to determine problems and necessary maintenance
  3. Preparing weekly maintenance reports as well as schedules to allocate work
  4. Recruiting, supervising and training maintenance technicians

5. Performing routine maintenance around the building such as fixing structural damage, for example, window, door or wall repair

6.Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures

7. Working on damaged electrical wiring when a shortage or severed wire occurs

8.Maintaining the building HVAC equipment in order to keep climate control in the facility functioning properly

9.Applying preventative measures to the building to reduce the risk of future problems, such as using a sealant on a flat roof

10.  Fixing potential safety hazards to avoid injuries

11.   • Plumbing knowledge to address leaks, clogs or other drainage problems

  • Assists with the receiving and processing of work orders for maintaining property sites to ensure timely closing of all work orders
  • Performs quality control on work done from maintenance staff
  • Establish and oversee and effective maintenance program
  • Inspect all properties of IHC, and prepare work order assignments from findings, while also overseeing the REAC process with Asset Managers
  • Reconciles costs and purchases to the scopes assigned to contractors
  • Assist management by identifying cost or inventory discrepancies and helps find solutions.
  • Assist in preparing various monthly, quarterly, and annual reports as needed.
  • Completes other technical assignments in support of the maintenance department’s overall workload.
  • Effectively communicate and supervisor maintenance, grounds, and custodial staff
  • Collaborates with Asset Manager in the selection of training new employees, acts on employee performance problems, implements discipline, etc..
  • Answer telephone calls; takes and relays messages accurately, and promptly follow up to staff, colleagues, residents, and general public if required
  • Approve or deny payment for work done on IHC properties by contractors, and oversee compliance with work according to local, state, and federal standards
  • Teach, guide, and train staff
  • Assign and attend to after hour call emergencies for residents
  • Must be able to travel to Inkster Housing Commission residential sites.
  • Must be able to use fingers bilaterally and unilaterally to operate job-related equipment.
  • Position generally may be experienced to a range of weather conditions, high noise level at times, and a potential hazardous environment with machinery, tools, chemicals, ect
  • Must be able to effectively delegate tasks
  • Must be able to perform essential job functions in an environment that will sometimes include increased levels of work-related stress due to deadlines and/or interactions with IHC stakeholders.
