Facility Operating Engineer

Commercial real estate and development company based in Beachwood, Ohio is seeking a professional Facility Operating Engineer to perform and coordinate mechanical and structural maintenance of a portfolio of buildings throughout Ohio, PA, NY and MI.

Must have proven working knowledge with minimal 5 years’ experience of retail, office, and industrial building MEP systems to include but not be limited to single and three phase electrical, plumbing, masonry, life safety and security systems, HVAC, and switch gear to ensure proper operational integrity for commercial sites.

* Hold Universal CFC preferred but must hold at least 608, 609 or other MEP certifications needed.


ESSENTIAL PERFORMANCE REQUIRMENTS

Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, MEP systems, structural, equipment and grounds while working under limited supervision. Monitors building system operations and performance, utilizing several trade skills. such as plumbing, electrical, mechanical, master lighting systems, roofing, carpentry, and HVAC.

  • Responsible for the completion of maintenance service requests in a timely, cost effective and professional manner
  • Complete and/or coordinate preventive maintenance scheduled for properties based on annual management schedule.
  • Performs moderate level interior/exterior plumbing, electrical, lighting, painting, door, and carpentry repairs as necessary with professional skill.
  • Perform moderate repairs to masonry, concrete, and asphalt as crucial to potential liability, injury, and esthetics of property
  • Completes inspections of roofs, parking lots, sidewalks, drains, pipes, landscaping, and masonry
  • Responsible for maintaining and monitoring the cleanliness, landscaping and snow removal, and signage keeping assets in best conditions per building standards
  • Coordinate and provide entry of 3rd party contractors for required work and assure completion with professional performance level.
  • Respond to and document property management work requests utilizing work order and maintenance reporting systems
  • Document and update inventory of all Landlord maintained equipment
  • Complete grounds work including gate and fencing repairs, pond inspections or other necessary items

 

SKILLS & KNOWLEDGE REQUIREMENTS

  • Hold Universal CFC preferred but must hold at least 608, 609 or other MEP certifications needed.
  • Complies with all applicable codes, regulations, governmental agency, and company directives related to building operations and work safety.
  • Fundamental knowledge of building power distribution, transfer switches, lighting systems, including element and ballast repairs or replacements, running lines and conduit.
  • Demonstrate ability and knowledge to diagnose and repair commercial building facility interests
  • Experience in project contractor supervision
  • Strong people and customer service skills and great attention to detail
  • Competent in MS, Outlook, willing to seek out, learn and adopt new industry software and technology

 

REQUIRED QUALIFICATIONS

  • Minimum 5 years Proven experience in maintaining multiple commercial buildings performing facility engineering with knowledge in: building plumbing, phase electrical, masonry, HVAC and other MEP systems
  • Availability Monday - Friday, with emergency response, and willingness to be on-call
  • Requires Valid Ohio driver's license with good driving record and clean background check
  • Self-motivated team player with the ability to prioritize and work independently with minimum supervision, while working under Facility Operations Director
  • Bending, kneeling, climbing ladders, able to lift minimum of 50lbs
