VP, Design and Construction

The VP, Design and Construction, located at our headquarters in Glen Mills, PA, will oversee capital projects at all of Roch Capital's properties with a primary focus on hotel properties.

This position reports into the Glen Mills, PA Headquarters Monday - Friday from 8:00am-5:00pm

Key Responsibilities:

Work with Company management to establish long term capital expenditure plans for each property. Work with asset managers to assist them in their evaluation of annual capital expenditure budgets for each property.

Manage major capital expenditure projects including property renovations, significant maintenance capital projects and some smaller ground up development projects; maintain tracking records of ongoing projects to show how costs are trending comparable to budget; represent Roch Capital internally, with hotel operators and consultants and assume responsibility for budgets, schedules and design.

Assemble and manage required teams of consultants and contractors and negotiate related contracts; review all proposed bids to make sure they are comparable in scopel, and advocate on the Company's behalf to negotiate realted contracts and achieve optimal pricing.

Assist with evaluation of physical condition of potential acquisition properties during due diligence; provide feedback regarding what capex needs may be required in the short-term, based on information available.

Incorporate a value-oriented approach to decision making by analyzing major capital decisions, ROI investments decisions, contracts, etc. at the properties.

Complete regular tours of the property to ensure proper maintenance of the property and efficient and effective performance of staff and third party providers.

Manage the square footate tracking of the office properties, as well as coordinating measurements when needed, coordinating space plans, single-tenant versus multi-tenant factors, and controlling a database internally for our relevant files.

Education and Experience:

Bachelor's level degree in in design/ construction, architecture or engineering.

Minimum of ten (10)years of relevant design/ construction experience; significant experience working on hotels.

Prior experience implementing repositioning and redevelopment projects; ability to work in cross functional teams.

Strong negotiation, analytical and interpersonal skills are essential.

Ability to work independently.

Strong written and verbal communication skills.
