<p><strong>JOB RESPONSIBILITIES</strong></p> <ul><li><span style="font-size:11pt;">Tests switching devices, controls, outlets, fixtures, motors, and other such equipment. May serve as an electrician in the testing and recommend repairs of electrical malfunctions.</span></li> <li><span style="font-size:11pt;">Test HVAC, and Electrical controls.  May be required to make repairs of a minor nature, adjust, or replace defective parts as required, under the direction, and supervision of the Regional Manager.</span></li> <li><span style="font-size:11pt;">Preforms semi-skilled maintenance activities including construction, welding, brazing, soldering, and plumbing, repairing pipes, fittings, and fixtures of heating, water, and sewer systems, which includes unclogging drains.</span></li> <li><span style="font-size:11pt;">Acts as a carpenter in the alteration, repair, and maintenance of buildings, floors, roofs, stairways, doors, windows, screens, scaffolding forms, wood fixtures, and furniture.  May operate handsaws, planer, jointer, shaper, table saws, drill presses, sanding machine, router, and electric drills.</span></li> <li><span style="font-size:11pt;">Must possess the knowledge and ability to use hand tools as required, know how to use them safely, and care for them properly.</span></li> <li><span style="font-size:11pt;">Prepares accurate records for preventive and corrective maintenance.</span></li> <li><span style="font-size:11pt;">Ensures all actions performed are in compliance with government regulations and organizational policies and procedures.</span></li> </ul> <p><strong> </strong></p> <p style="margin-left:.25in;text-indent:-.25in;"><strong> </strong></p> <p><strong>SKILLS/KNOWLEDGE AND ABILITIES/EXPERIENCE</strong></p> <ul><li><strong><span style="font-size:11pt;">Must have considerable knowledge, and experience in the methods, materials, tools, and practices, and the ability to detect defects in at least one of the following areas:</span></strong></li> <li><strong><u><span style="font-size:11pt;">Electrical -</span></u></strong><strong><span style="font-size:11pt;"> </span></strong><span style="font-size:11pt;">Testing, make modifications, repair and maintain electrical apparatuses, equipment and systems. Troubleshoots repairs and maintains electrical distribution systems including motors, controls, and building wiring. Knowledge of methods of preforming preventive maintenance on electrical equipment and Knowledge of OSHA required safety practices. </span></li> <li><strong><u><span style="font-size:11pt;">HVAC -</span></u></strong><strong><span style="font-size:11pt;"> </span></strong><span style="font-size:11pt;">Inspects and maintains HVAC systems throughout market and respective Regions. Test individual components to determine necessary repairs, recommends replacement of defective parts including welding, brazing, and soldering. Preform preventive maintenance on HVAC and/or electrical equipment.</span></li> <li><strong><u><span style="font-size:11pt;">Carpentry -</span></u></strong><strong><span style="font-size:11pt;"> </span></strong><span style="font-size:11pt;">Proficient in and able to make modifications repairs and maintains building structures including but not limited to carpentry, painting, floor tile, cove base, ceiling tile, cabinetry, roof shingles, minor concrete work and other related tasks. </span></li> <li><strong><u><span style="font-size:11pt;">Plumbing - </span></u></strong><span style="font-size:11pt;">Proficient in and able to install, make modifications, repairs, and maintains plumbing systems. This includes both inside and outside of facilities not limited to supply, and waste water piping, pumps, valves and a working knowledge of the codes related to the same.</span></li> </ul> <ul><li><span style="font-size:11pt;font-family:Symbol;"> </span><strong><span style="font-size:11pt;">Must have a valid Motor Vehicle Operator’s License</span></strong></li> </ul> <p><span style="font-size:11pt;"> </span></p> <p style="margin-left:.25in;text-indent:-.25in;"> </p> <p><strong>WORKING CONDITIONS</strong></p> <ul><li><span style="font-size:11pt;font-family:Symbol;"> </span><span style="font-size:11pt;">Long periods of standing, lifting, walking, and bending.
