Position Overview: As the Maintenance Manager, you will play a pivotal role in ensuring the smooth operation and maintenance of our upscale facilities. You will lead a team of skilled maintenance professionals dedicated to maintaining the highest standards of quality, safety, and aesthetics. This position offers an exciting opportunity to manage and optimize maintenance operations in a dynamic and vibrant environment.

Responsibilities:

  1. Team Leadership: Lead, supervise, and mentor a team of maintenance professionals including but not limited to maintenance technicians, a make ready technician, and facility service technicians. Delegate tasks effectively, ensuring that each team member understands their responsibilities and meets performance standards. Conduct regular performance evaluations, provide constructive feedback, and identify opportunities for training and development.
  2. Maintenance Operations Management: Oversee all aspects of maintenance operations, including preventive maintenance, repairs, and make-ready processes, to ensure timely completion and compliance with company standards. Develop and implement maintenance schedules and procedures to optimize efficiency and minimize disruptions to residents. Coordinate with property management and leasing teams to prioritize maintenance requests and ensure resident satisfaction. Collaborate with vendors and contractors to procure supplies, equipment, and services as needed, while ensuring cost-effectiveness and quality.   3. Facility Management and Safety Compliance: Maintain a safe and hazard-free environment for residents, visitors, and staff by adhering to all relevant safety regulations and protocols. Conduct regular inspections of facilities, equipment, and common areas to identify maintenance needs and address any issues promptly. Collaborate with vendors and contractors to procure supplies, equipment, and services as needed, while ensuring cost-effectiveness and quality.   4. Budgeting and Resource Allocation: Assist in the development and management of the maintenance budget, forecasting expenses, and identifying opportunities for cost savings without compromising quality. Monitor expenses, review invoices, and ensure that all maintenance-related expenditures are within budgetary constraints.
  5. Customer Service and Resident Relations: Maintain a proactive approach to resident communication and satisfaction, addressing maintenance concerns promptly and courteously. Foster positive relationships with residents, addressing their needs and concerns in a professional and empathetic manner. Implement and uphold high standards of cleanliness, appearance, and functionality throughout the property, enhancing resident experience and community pride.

Qualifications /Skills:

  1. Minimum of 3-5 years of experience in facilities or property maintenance management, preferably in a luxury residential setting.
  2. Proven leadership and team management skills, with the ability to motivate, coach, and develop a diverse team of maintenance professionals.
  3. Excellent communication, interpersonal, and customer service skills, with the ability to interact effectively with residents, vendors, and internal employees.
  4. Proficiency in Yardi Mobile Maintenance and Microsoft Office Suite.
  5. Knowledge of relevant safety regulations, building codes, and industry best practices.
  6. Demonstrated ability to prioritize tasks, solve problems, and make sound decisions in a fast-paced environment.
  7. Strong technical knowledge and hands-on experience in HVAC, plumbing, electrical, and other building systems. Including but not limited to:
    1. HVAC Systems Maintenance: Understanding of heating, ventilation, and air conditioning systems, including troubleshooting, repair, and maintenance to ensure optimal performance and comfort for residents.
    2. Electrical Systems Maintenance: Knowledge of electrical systems, including wiring, circuits, and electrical components, to address issues promptly and ensure safety compliance.
    3. Plumbing Maintenance: Proficiency in plumbing systems maintenance, including repairing leaks, unclogging drains, and maintaining water heaters, to ensure proper functioning of plumbing fixtures and prevent water damage.
    4. Appliance Repair: Ability to diagnose and repair common household appliances such as refrigerators, dishwashers, ovens, and washing machines to minimize resident inconvenience and ensure resident satisfaction.
    5. Carpentry Skills: Proficiency in basic carpentry skills such as repairing doors, windows, cabinets, and drywall to maintain the aesthetic appeal and structural integrity of the apartments.
    6. Painting and Finishing: Knowledge of painting techniques and finishing touches to maintain the visual appeal of the apartments and common areas, including touch-ups and repainting as needed.
    7. Groundskeeping and Landscaping: Understanding of landscaping principles to ensure well-maintained grounds, including mowing, pruning, fertilizing, and irrigation system maintenance.
    8. Pool Maintenance: Familiarity with pool maintenance, including water chemistry, filtration systems, and safety protocols, to ensure a clean and safe environment for residents to enjoy.
    9. Fire Safety Systems Maintenance: Knowledge of fire alarm systems, extinguishers, and emergency lighting to ensure compliance with safety regulations and prompt response to emergencies.
    10. Emergency Response Preparedness: Ability to develop and implement emergency response plans, conduct regular inspections, and provide training to staff to ensure readiness to handle emergencies such as natural disasters or major equipment failures.
