Job Overview:
The Project Manager will serve as the principal representative for the administrative and technical management of construction projects. This role supervises activities related to contract administration, document control, change orders, submittals, procurement, and scheduling. The Project Manager also collaborates with the estimating team during the pre-construction phase and works with owners, suppliers, and subcontractors to resolve constructability and value engineering issues. Key Responsibilities:
- Review owner contracts for compliance.
- Manage the development of the master project schedule and quality control program.
- Identify critical issues and milestones.
- Review budgets and scopes with the preconstruction department.
- Oversee project budgets and identify potential additional costs, forecasting as necessary.
- Ensure safety measures are incorporated into job planning and execution.
- Manage the development of GMP or Lump Sum contracts.
- Prepare subcontract and owner change orders.
- Prepare monthly owner requisitions.
- Analyze the financial ability of subcontractors.
- Ensure all contractual requirements of subcontractors/vendors are met before mobilization.
- Manage project assets and review job cost reports weekly and monthly.
- Develop look-ahead schedules.
- Oversee the company's quality control program on the project.
Requirements:
- Four-year degree in Construction, Engineering, or a related field, or an equivalent combination of technical training and experience.
- Minimum 5 years experience in construction, design, finance, and management.
- Proficiency in project management software (Primavera, Expedition, CGC CMS, MS Word, Excel, AIA Contract Documents).
- Strong communication and interpersonal skills.
- Advanced knowledge of safety regulations, scheduling, cost control, quality control, engineering drawings, and other construction documents.
