Operations Manager - Office Properties ($77,**-$115,**)

Position Summary:
Support the Chicago portfolio (3 trophy assets; 4.2M SF) to successfully achieve or exceed portfolio financial performance goals. Support Sr Director to ensure key results are achieved through appropriate operating activities. Provide portfolio level data analytics for the strategic, financial, and operational management of the properties. Conduct regular audits to ensure operational excellence. Manage in accordance with the company's core values and brand culture. Potential exposure to other major markets as well.
Position is based in downtown Chicago on a 5-day/week work schedule.
Job Duties:
FINANCIAL
  • Manage portfolio financials and revenue goals, including budget, in accordance with key financial metrics. Collaborate on preparing and presenting business plan results to senior leadership. Provide monthly analysis and explanation of variances.
  • Coordinate with Sr Director & VP (and other relevant Irvine Company groups) to develop asset strategy/ tactical plan for each project. Participate in budget planning and forecasting.
  • Benchmark OPEX and RET against competitive set and individuals buildings in the portfolio.
  • Various ad hoc projects and analysis.
  • Perform numerical and financial calculations.
OPERATIONAL EXCELLENCE
  • Provide financial / operational support for the portfolio. Analyze, interpret and report consolidated results in order to draw conclusions and solve problems.
  • Identify and promote opportunities for consistency, simplification, process improvement, teaming and innovation. Measure and report on results.
  • Participate in portfolio wide projects and special initiatives. Assist with maintaining notes, statuses, next steps and action items. May include committee initiatives.
  • Identify and promote opportunities for exceptional customer loyalty as measured by NPS, retention and increased occupancy rental rate.
  • Demonstrate strong initiative and customer service orientation.
MANAGEMENT / LEADERSHIP
  • Lead by example - create a positive environment while embracing the company's brand pillars and related initiatives.
  • Understand and support the ICOP Mission and core values and global interests of the Irvine Company.
  • Foster the synergy between Divisions by regular communication.
  • Other duties as assigned.
Minimum Qualifications / Other Expectations:
  • 5+ years of experience in property/facilities management or 5+ years in related business management.
  • Experience in a professional office setting.
  • Excellent computer, communication, and customer service skills.
  • Proficient in Google and Microsoft Office platforms.
  • Detail oriented and able to prioritize tasks. Organized, reliable, self-motivated, courteous, and patient.
  • Responsive to emergency situations.
  • Basic accounting and business acumen skills.

Compensation:
Base Pay Range: $77,600.00 - $115,300.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
