Summary & Qualifications:

Summary
This position is responsible for overseeing the day-to-day operations of Northwestern Michigan College's custodial team. This includes managing staff, scheduling work, ensuring cleanliness standards are met, and maintaining a safe work environment.

Required Qualifications:
  • High School Diploma or equivalent, with some additional certification/ training
  • 4+ years of experience in a custodial, facilities management, housekeeping, or similar environment.
  • 2+ years of supervisory or management experience.
  • Experience using a computerized maintenance management software (CMMS)
Preferred Qualifications:
  • Associates degree or higher in Facility Management, Engineering, Business, or related field.
  • 3+ years of custodial or commercial cleaning experience.
  • 3+ years of supervisory or management experience.
  • 2+ years of experience using a CMMS
  • 1+ year of experience in a union environment.
Essential Responsibilities
  • Participates and assists in planning, development, implementation and evaluation of services provided by the Custodial team.
  • Conducts building inspections and directs internal and external labor sources to execute the cleaning and maintenance of bathrooms, floor coverings, glass, walk-off mats, Custodial equipment, etc.
  • The Custodial Manager is service-minded and communicates openly and effectively with stakeholders across the college.
  • Plans and manages the work of custodial teams on all three shifts, in an environment with time sensitive priorities and fluctuating staffing levels.
  • Works standard business hours, however the role may require occasional training, development, or staff support outside or normal business hours.
  • Provides leadership and guidance for the Custodial team through ongoing training, mentorship, goal setting, performance reviews, performance analysis, and assessments of labor production and efficiency.
  • Hires, trains, mentors, and supervises direct reports; enforces a robust training program for custodial staff based on industry standards and best practices; conducts annual performance reviews.
  • Supports set-up and tear-down for all college events not affiliated with the Hagerty Center by coordinating with Event Scheduler and directing labor and resources.
  • Ensures staff are adequately trained and adhere to safety regulations/protocols in storing and operating equipment such as vacuums, floor scrubbers, floor sweepers, and more. Schedules and/or performs preventative maintenance for custodial equipment.
  • Ensures staff are adequately trained and adhere to safety regulations/protocols when storing, handling, or administering hazardous chemicals such as soaps, polishes, and other cleaning agents. Ensures safety data sheets are logged and guidelines are followed.
  • Ensures all departmental policies and procedures are designed and conducted in accordance with the provisions of the NMC and SEIU collective bargaining agreement covering all full-time custodial, grounds, maintenance, service and skilled labor trades staff.
  • Follows all College purchasing policies and procedures in purchasing parts, tools, and supplies for staff; maintains keep-stock program and conducts monthly inventory. Reconciles and submits purchasing card receipts monthly.
  • Utilizes computerized maintenance management system (CMMS) to track preventative and reactive work orders; tracks monthly completion metrics.
  • Manages contractors and small projects (typically < $50,000) related to annual and semi-annual custodial projects; seeks quotes or bids and performs first-pass analysis.
  • Provides administrative and management support to the Director of Facilities.
  • Contributes to the success of the Facilities department by performing all other essential duties as assigned.
