Position Summary

The Design Manager is a high-profile representative of Evans General Contractors, LLC who is responsible for supporting design-build efforts across all market segments within the business. The Design Manager will manage external and internal design resources and activities to ensure that all aspects of the design progress as planned with no gaps in scope. The Design Manager will hold regular progress check-ins with design resources and other project stakeholders to track progress, identify issues, and manage the execution plan. The Design Manager should foster an environment of collaboration to identify and troubleshoot potential challenges early so that coordination and quality can be maintained throughout the design phase.

Duties And Responsibilities

Support engagement of design resources through solicitation of proposals for design services. Evaluate proposals and support the development of contract documents for a design agreement. Prior to kickoff, examine available information from the Owner to identify potential gaps, confirm scope and deliverables, engage the appropriate stakeholders, establish communications, and devise a regular schedule of goal-oriented meetings. Lead design kick off meetings to align design resources and engage the Owner group to establish the overarching design principles governing the project as well as critical issues and milestones. Develop a Design Execution Plan that will guide the teams and allow Evans to know when the schedule is slipping or when scope is underdeveloped. The design execution plan will include a live tracking schedule with task dependencies in tandem with a design workplan outlining biweekly measurable activities that are reviewed in Owner/ consultant meetings to obtain Owner feedback and gauge progress. Develop and manage design decisions log as a live document outlining issues, identifying risk exposures and actions. Update the log regularly to report on design status, take corrective measures and record decisions. Track and report design progress against fee to project stakeholders. Review consultants and subconsultants design hours or fee spent to gauge percent complete on activities and deliverables and track earned value of the design services. Review project with key stakeholders and work collaboratively to solve issues and clear roadblocks in real time so that the entire team can meet the schedule with an aligned level of completeness. Lead and manage meetings as necessary to communicate progress, solicit feedback, and develop design according to agreed schedule. This would include, but not limited to, the following: Owner Meetings with Design Team Design Coordination Meetings – Weekly to coordinate design, discuss progress issues and alert the team to potential scope creep. Project Management Meetings - Internal (Evans/Designer Management – weekly & bi-weekly with Owner management team Sustainability meetings: biweekly or monthly as needed depending on project phase. Develop and manage design execution plan including, but not limited to, scheduling in Microsoft Project, BIM execution plan, key workflows, RFI’s, submittals, design review, and permit submittal. Up to 30% travel will be required to support the development of business opportunities and relationships with clients and partners.

Qualifications

Minimum Bachelor’s degree in Architecture, Engineering/Technical, Life Sciences or Construction Science 15+ years of experience in Construction Project Management, Design/Engineering, Estimating and/or Business Development Proficiency with project tools and programs (MS Suite, Autodesk Construction Cloud, BIM360, etc.) Experience with Revit and Navisworks for model management and clash detection is desired

Strong knowledge of construction materials, methods, and building systems. Excellent project management and leadership skills. Effective communication and teamwork abilities. Ability to analyze complex design issues and provide innovative solutions. Familiarity with construction regulations and permitting processes
