is a Texas residential homebuilder with operations in Houston, Dallas and Austin. BT Homes builds single-family detached homes, townhomes, and duplexes in urban core infill and suburban locations. BT Homes expertise includes acquisition, entitlement, development, construction, and new home sales for Build-For-Sale and Build-For-Rent clients. Bridge Tower constructs and delivers 400+ new homes a year.

This position is located at our corporate office in

Dallas, TX

and various construction sites. This position is not remote. This position is primarily responsible for the design, construction and delivery of single-family residential lots on time and within budget. The Land Development Project Manager will serve as the lead contact for all development consultants and contractors during construction while supporting the Director of Entitlement and VP of Development. This position will formally report to the VP of Development.

Job Requirements

Responsible for the successful delivery of new projects according to construction schedules, contract documents, land development budgets, environmental studies, and geotechnical reports. Oversee land development projects from permitting approvals through construction, bond release and community turnover. Supervise and schedule subcontractors and consultants for day-to-day operations in the field. Ensure timely and accurate installation of all land development improvements including grading operations, water and sewer services, dry utilities, paving, sidewalks, landscaping, entrance improvements and amenities. Ensure that contractual and other commitments are kept with

contractors/consultants,

trade partners and developer partners and that they comply with approved policies, procedures, and all applicable laws and regulations. Coordinate the design and

installation/relocation

of dry utilities for new and existing communities including electrical, phone, cable TV and natural gas. Establish relationships with municipal inspectors and governing authority representatives and be able to resolve issues with agencies having jurisdiction over project and region. Coordinate and support the homebuilding and property management departments to ensure home sites are delivered to specifications on schedule and to resolve site issues. Assist in management control functions including schedules, cost/budget controls, budget reconciliation, development cost and monitoring compliance. Assist with the preparation and processing of land use documents and related infrastructure design/improvement plans. Review subcontractor billings and change orders for approval. Assist in the preparation and processing of bid packages, take offs and contracts. Perform on-site meetings with consultants and contractors to ensure development progress stays on schedule and within budget, identify potential issues, and coordinate and implement solutions. Manage and direct consultants in the design and preparation of site development construction drawings and their submittal to governing agencies for permit processing and approval. Partner with Land Acquisition colleagues in regions to ensure compliance. Communicate timelines and deadlines in a concise and direct manner. Knowledge & Skills: Ability to make quick and accurate decisions based heavily on facts, data, and/or metrics. Demonstrate leadership capabilities, including strategic planning, proven ability to deliver results. Understand the current market and industry trends. Ability to connect with people, and develop and maintain professional relationships. Organized by nature ability to track numerous deadlines with ease. Strong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasively Strong ability to work within a team setting, inclusive of other's ideas, and a willingness to cooperate & collaborate to solve complex problems. Education Undergraduate degree, preferably in a related field

(Finance/Economics,

Engineering, Real Estate, Planning, Civil Engineering, Real Estate Development & etc.). Minimum of 3 years of experience required.
